Modern house on Slieve Gullion Mountain Newry, County Armagh
When your client buys back family land, you know you are going to have to give them something special.
The Brief
This modern house project, the brief was simple. A modern three bed house with open plan living. Somewhere to sit outside protected from our typical Irish weather.
Plenty of glass to take in the views overlooking Carlingford and Dundalk in Republic of Ireland. An Easy to heat house.
Last but not least, was to keep the original cottage and outhouses, which were part of Martin’s family and local history.
The Project
With that brief, we set to work creating our modern house project in Dromintee with a clear focus on designing something that was contemporary yet also connected to the history and natural landscape of the local area.Our first port of call was to work with Planning NI to keep the original two-bed cottage and surrounding outhouses intact.
We knew that our design should incorporate these buildings to preserve the character of the local Slieve Gullion/Dromintee area as best we could.
After that, using white render and locally sourced stone, we created a single story modern, open-plan, living, kitchen and dining area, that features an overhang area leading outside for inside outside living, and a two story build featuring three bedrooms, with the master bedroom having its own glazed balcony to take in the morning views.
During this process, everything was chosen to ensure that both our design and materials blended into the local landscape. The white render and local stone are both in keeping with the character of the area whilst the western cedar timber cladding, used on the overhang area, was chosen to ensure that all materials combined for a soft, natural finish. The property was also designed to be as eco-friendly as possible.
This process included the installation of triple uPVC glazing as well as multiple methods of insulation and state of the art air tightness and cold bridging measures. All the above, as requested in the brief, was achieved whilst also designing this modern home in a way that maximized natural light and provided outstanding views of the nearby Carlingford Lough and Slieve Foy in Republic of Ireland
